This is how you can calculate your property tax using the property tax calculator –

  1. Click on the link – https://ptghmconlinepayment.cgg.gov.in/PtOnlinePayment.do
  2. Enter your Property Tax Identification Number (PTIN)
  3. Click on “Know Property Tax Dues”

The search result will display the property tax payable.

Follow the Steps Below If You Don’t Know Your PTIN

  1. Click on the link – https://ptghmconlinepayment.cgg.gov.in/SearchYourProperty.do
  2. Select your GHMC Circle from the drop-down menu
  3. Enter the door number
  4. Click on “Search Property Tax”

The search result will display the PTIN of your property.

In case you don’t know the door number of your property, you will have to submit a self-assessment request, either offline or online. You can click here to get access to online Self-Assessment Registration.

Offline Property Assessment

For offline property assessment, you will need to submit an application to the Deputy Commissioner. Along with your application, you will have to attach the following documents –

  • Registered sale deed / partition deed / gift deed
  • The plan sanction of your building
  • Occupancy certificate

Steps for Online Payment Property Tax in Hyderabad 

Using GHMC’s online portal, property owners can pay their tax in a minute, with just a few clicks. To pay property tax in Hyderabad online, you will require the Property Tax Identification Number (PTIN). If you don’t have the PTIN, check the process mentioned above to get the PTIN. Once you have the PTIN, you can follow the steps below for online property tax payment.

  1. Click on the link – https://ptghmconlinepayment.cgg.gov.in/PtOnlinePayment.do
  2. Enter your PTIN
  3. Click on “Know Property Tax Dues”
  4. The search result will display the property tax payable
  5. Select a payment method from available options like Net Banking, Credit Card, or Debit Card
  6. Click “Submit”
  7. Key in the necessary details, such as your name, 16-digit card number, the CVV number, the expiry date, and the tax amount
  8. Click “Pay”

You will get the payment confirmation as soon as the tax amount gets debited from your bank.

Offline Property Tax Payment

Property owners can also pay tax through various offline channels. You can make property tax in Hyderabad at a State Bank of Hyderabad branch, or at e-Seva counters, present at multiple points in all 19 GHMC Circles.

Property Tax Exemptions

The Greater Hyderabad Municipal Corporation gives a full tax exemption for properties owned by serving as well as ex-servicemen. Registered educational institutions, charitable institutions, and places of worship are also exempted from property tax. For vacant premises, 50 per cent ‘vacancy remission’ is granted on the tax payable. In addition, GHMC does not levy property tax on residential buildings having an annual rental value of less than Rs 600.

Keep in mind — there is a penalty of 2 per cent per month delayed payment. The due dates for half-yearly bills are July 31 and October 15.
