If you can catch a trend early, you can make outsized gains.
This is true of almost all investment opportunities.
But there is a small difference.
A difference that separates investment in real estate from other asset classes.
If you keep in mind this difference, you will know why property investment in Joka is an extremely promising proposition right now.
This is especially true of Indian real estate investing.
What is the difference?
Well, it is cyclicality.
While all soft assets like equities and fixed-income instruments like bonds and term deposits are cyclical in nature, real estate is not.
Property prices inch up gradually and almost never come back. It just goes up and up.
That is why it is important to catch the uptrend early.

Joka has Excellent Connectivity
Currently, Joka is easily accessible by all buses plying on Diamond Harbour Road between Taratala and Pailan (AC 52, VS-6,131, 12C/1A, 235, 7, 3A, etc). Yellow taxis, autorickshaws, and Ola/Uber cabs. Raichak and Diamond Harbour bound buses are also frequently available.
There is also autorickshaw connectivity with Tollygunge Metro station (Mahanayak Uttam Kumar), which is 9.2 km away.
This is going to radically change with the starting of the Joka-Taratala section of the Joka-Esplanade Metro line (Kolkata Metro line 3).
Let’s see how that will happen.
Metro is a Game Changer
It is expected that the Joka-Taratala section will be operational soon and this will dramatically improve connectivity to and from the entire area.
On the Joka-Taratala Metro line, there are six stations altogether. They are Joka, Thakurpukur, Shakherbazar, Behala Chowrasta, Behala Bazar, and Taratala.
It will open up more opportunities to travel to different places of the city from these areas.
Let’s see how that will happen.
Once Metro is operational, residents of Joka will not have to change autorickshaws 3 times to reach Taratala as it is today.
All the schools, hospitals/nursing homes/markets near Taratala, New Alipore, or Mominpur will have reduced travel time. This will further reduce as the Metro is operational till Majerhat and beyond.
Taratala has excellent autorickshaw connectivity with Rashbehari crossing. It takes only about 15 minutes or so.
From Rashbehari, you can travel toward Gariahat by autorickshaw or bus. Or travel to Rabindra Sadan, Park Street, Esplanade, or even Shyambazar by Metro. Fast and easy.
There is also good autorickshaw connectivity with Tollygunge/Anwar Shaw Road.
There is no problem in spending an evening at South City Mall for casual shopping and watching a movie.
What the Future Beholds
As the Metro line extends beyond Taratala and finally connects Joka with Esplanade, connectivity will further improve.
It is also expected that the completion of this phase will gather speed now that all problems are already solved.
Joka-Esplanade Metro will connect with the main Metro line at Park Street. It will be convenient to travel to the business districts of Park Street-Camac Street area and BBD Bag quite comfortably.
Even traveling to the Airport and Howrah Station will be easier once the Metro is fully operational. All you need to do is to change lines at Park Street.
This will further enhance the convenience and save massive travel time on a daily basis. It is also expected that property prices will react positively to this development.
If you are buying a property in Joka today, you can expect handsome returns once this happens.
